What a person does, and what it costs.

The app is free and always will be. These are the things a human does for you — reading a quote, reviewing a plan, or drawing your house. Every price on this page is stated in full, before you talk to anybody.

Advice

Delivered by a design consultant on a scheduled video call, in English or Hindi. These two can be paid for online.

Quote audit

₹1,500 inclusive of taxes
  • Every line read against the budget the app already built for you
  • What is missing from the quote entirely
  • What sits above the market band for your city
  • What is measured in a way that will cost you later
  • A written mark-up by email or WhatsApp after the call

Booked as a call. Send us the quote — a photo, a PDF or a WhatsApp forward — after booking; we cannot read a quote we have not seen, and the clock starts when it arrives.

Plan review

₹2,500 45 minutes
  • A design consultant reads your brief and budget before the call
  • The whole session spent on what is wrong with it
  • Missing lines, unrealistic rates, decisions you will regret
  • Notes afterwards by email or WhatsApp

A scheduled video call, in English or Hindi, at a time you pick.

Design and project management

By quote
  • Drawings, vendor selection and quotations
  • Site coordination and payment control
  • Run end to end, with one person accountable

Priced per square foot or as a percentage of project cost, agreed in writing before any work starts. Quoted individually after a call.

Drawings

Outsourced to independent registered architects and licensed engineers we engage for your project, working from the brief the app already holds. Delivered as PDF and DWG by email or WhatsApp, and yours to take to any contractor or any other architect.

Charged per square foot of built-up area, which is how the Indian market prices drawing work. These are rates, not quotations — we agree your area and scope in writing first, and a minimum applies to each set.

Architectural drawings

₹50 per sqft
  • Floor plans for every level, dimensioned and ready to set out from
  • All four elevations, and the sections a mason actually needs
  • Door and window schedules with sizes, materials and hardware
  • Toilet and kitchen layouts fixing fixture positions
  • A site plan with setbacks, driveway and compound
  • Two rounds of revision, included as standard

Outsourced to an independent registered architect. This is the set your contractor builds from and the one every other consultant draws on top of, so it comes first.

Structural drawings

₹15 per sqft
  • Foundation layout and footing details, designed against your soil
  • Column and beam schedules floor by floor
  • Slab reinforcement drawings and bar bending schedules
  • Staircase and lintel details
  • Seismic-zone-appropriate detailing for your location

Outsourced to an independent licensed structural engineer, who signs the set. Your sanction and your slab both need that signature, and an architect's is not a substitute for it. A soil test is needed before a foundation can be designed — if you have not had one, we will say what to ask for.

Electrical drawings

₹10 per sqft
  • Point layout room by room — sockets, switches, lights, fans
  • Circuit distribution and the DB schedule
  • Earthing layout
  • The load calculation your connection application needs
  • Provision for inverter, solar or generator where you have asked for one

Outsourced to an independent electrical consultant. Charged separately from the architectural set because it is separate work, done by a separate person, after the layout is frozen.

Plumbing drawings

₹10 per sqft
  • Water supply layout, hot and cold, with pipe sizing
  • Drainage and waste layouts with slopes and traps
  • Riser diagrams for a multi-storey house
  • Sump and overhead tank sizing
  • Rainwater harvesting arrangement where your city requires one

Outsourced to an independent plumbing consultant. This is the layer that decides whether a bathroom can ever be moved later, which is why it is worth drawing rather than leaving to the plumber on site.

The complete set

₹75 per sqft
  • All four sets above, drawn together rather than in sequence
  • Coordinated against each other before issue
  • One architect stays your single point of contact
  • Cheaper than commissioning the four separately

Coordination is the part that matters and the part nobody sells. Services drawn after the fact by four people who never spoke is how a beam ends up through a duct, and how a bathroom ends up above a bedroom.

Interior working drawings

₹40 per sqft
  • Furniture layout with circulation checked
  • Wardrobe and kitchen joinery details a carpenter can build from
  • False ceiling plan with light positions and cove details
  • Finish schedule saying what goes where
  • Electrical layout revised to match the furniture

Outsourced to an independent interior designer. Priced on the area being done up, not the whole house.

Documents and site

Detailed bill of quantities

₹12 per sqft
  • Every item measured off the drawings
  • Quantities with the basis of measurement stated
  • Rates against each item
  • In the format a contractor prices against
  • Delivered as a spreadsheet you can send to three people

Outsourced to an independent quantity surveyor. The app gives you a band by category; a BOQ goes the next step and is what turns three incomparable quotes into three comparable ones. It is measured off drawings — if you do not have a set yet, that is the thing to order first.

3D elevation

₹6,000 two views
  • Two rendered views of the front elevation
  • In the materials and colours you have actually chosen
  • At a size you can print
  • Rendered from an architectural elevation — ours or your own architect's

Outsourced to an independent visualiser. Useful for agreeing what the house will look like with everybody who has an opinion about it, before the mason starts.

Site inspection

₹2,500 per visit
  • One engineer visit to your site
  • Checks what is standing against what should be
  • A written report with photographs
  • Specific things to raise with your contractor

Outsourced to an independent site engineer local to your city, where we have one. Book it before a slab pour rather than after: reinforcement can be checked until the concrete goes in, and never again. We will say plainly if a visit is not worth your money this month.

Ask a question

Free

Send your plan and one question over WhatsApp and a person will answer it. No charge and no obligation, whether or not you ever pay us anything.

How you pay

The two consultations can be paid online through Razorpay, which accepts UPI, cards and net banking. Your payment details are entered on Razorpay's own page and are never seen or stored by Archst.

Everything else is invoiced. Drawing sets, BOQs, elevations, site inspections and project management are settled by cheque or bank transfer once you engage us, on the terms stated on the invoice. There is no card or UPI checkout for that work anywhere on this site or in the app — we agree the scope and fee in writing, raise an invoice with our bank details and GST position on it, and you pay it the way professional fees are normally paid in India.

Read the refund and cancellation policy before you pay for anything. Drawing work is refunded by stage: full refund before we start, and after that you pay for the stage reached and keep every file issued to that point.

Who actually does the work

Archst is not an architectural firm and is not registered with the Council of Architecture. Drawing work is outsourced to independent registered architects and licensed engineers whom we engage for your project. They prepare the drawings and, where a statutory signature is required — a structural set, or a set going for municipal sanction — they sign them and carry professional responsibility for their own work.

Archst's role is to scope the engagement, appoint a suitable professional, coordinate delivery and invoice you — and Archst is responsible to you for delivering what was agreed. The terms set that out in full.

Questions about the services

What do architectural drawings cost in India?

Around ₹50 per square foot of built-up area for a full architectural set — plans, elevations, sections and schedules. Structural is typically charged separately at about ₹15, and electrical and plumbing at about ₹10 each. Archst prices all four coordinated together at ₹75 per square foot, which is cheaper than commissioning them separately.

What does a structural drawing include, and who signs it?

Foundation layout, column and beam schedules, slab reinforcement, bar bending schedules and staircase details, designed against your soil condition and seismic zone. It is signed by a licensed structural engineer — an architect's signature is not a substitute, and both your municipal sanction and your slab need the engineer's.

Do I have to buy all the drawings together?

No. Each set is sold separately and you can start with just the architectural drawings. The coordinated set is cheaper per square foot because drawing them together is less work than reconciling them afterwards — and reconciling them afterwards is how a beam ends up through a duct.

How do I pay for a drawing set?

By cheque or bank transfer, against an invoice, once you engage us. There is no online checkout for drawing work anywhere on this site or in the app. We agree the scope and the fee in writing first, then raise an invoice with our bank details on it.

Is Archst the architect on my project?

No. Archst is a design and budgeting consultancy and is not registered with the Council of Architecture. The drawings are prepared by an independent registered architect or licensed engineer we engage for your project; they are professionally responsible for their own work, and where a statutory signature is required it is theirs. Archst scopes the engagement, appoints the professional, coordinates delivery and invoices you.

What if I already have an architect?

Then you probably do not need the drawing services, and we will say so. The quote audit, the plan review and the BOQ all work perfectly well alongside an architect you already have — and the app is free either way.

How long does a drawing set take?

It depends on the size and how quickly decisions come back, which is why we agree it in writing rather than promising a number here. A person will give you a date before you are asked to pay anything, and that date goes on the invoice.
